PropertyRadar API Reference

PropertyRadar offers the most powerful property and owner data API ever. Access our full 250+ property search criteria, build lists, get owner information, append phones & emails, set up automations, and much more. While the API does not yet offer the full power of the PropertyRadar web and mobile applications, we are excited to make it available and see what you build!

Note that the PropertyRadar API is intended for end-users only - you can not use it to build applications you sell to others. That said, we offer OAuth, so partner applications can access the API on behalf of our shared customers. Please contact us to learn more about our partner programs.

The PropertyRadar API is organized around REST. Our API has predictable resource-oriented URLs, accepts and returns JSON-encoded data, and uses standard HTTP response codes, authentication, and verbs.

To begin using the PropertyRadar API, you can activate a 30-Day Free Trial (note that a paid PropertyRadar subscription is required). To do so, login, click the profile icon, and choose Account Settings.

Then click the "Get API Free Trial" link at the bottom to begin the trial.

Once you complete that, go back into Account Settings and scroll to the bottom where you will find your API key. Click on its Integration Name to reveal your actual key to use.

Then when you have your API token, click "Try It" next to any of the REST endpoints below. Paste your API token into the "Bearer Token" field under Security. Set your Parameters and/or Body in the fields provided.

If you've chosen a pay-per-record endpoint, each result returned will count as one export record or phone/email purchase or unlock against your monthly included items. Any overages will cost the same as any other export would.

As such, test with Purchase=0 as that will tell you how many records will be returned with no deduction. When you are ready to purchase the records, set Purchase=1, and be sure you request the return fields you want.

For exports, whether you request 1 field of data for that record, or 50, it will still count as an export. Again, It's important to test first because all purchases are non-refundable, and even during the API trial, each record will be deducted from your monthly included items.

Finally please note that this API is intended for experienced software developers as it requires custom code on your end. If you do not have a developer on your team and want to access the power of PropertyRadar, please consider using our Zapier integration instead as no coding is required.

Understanding Criteria

Many PropertyRadar endpoints accept a "Criteria object" to define the search criteria for an operation. For instance, a Criteria object could specify single-family properties in certain zip codes, with pools, and whose owners have at least $100,000 in equity in the home:

ℹ️ TIP - You can use the Try It console to compose your Criteria object and it will automatically check your syntax.

[
    {
        "name": "ZipFive",
        "value": [97202, 97212]
    },
    {
        "name": "Pool",
        "value": [1]
    },
    {
        "name": "AvailableEquity",
        "value": [[100000, null]]
    },
        {
        "name": "PropertyType",
        "value": [
            {
                "name": "PType",
                "value": ["SFR"]
            }
        ]
    }
]

Criteria Types

Multiple Values

Multiple Value criteria accept one or more values, which are OR'd together. For instance, in the ZipFive example above, the criteria object will find properties in either 97202 OR 97212.

Multiples Values Beginning With

Similar to Multiple Value, except an exact match is not required; properties will be found if they merely begin with the given value. For instance, the following criteria will find the property with exactly the APN "910-021-669-000", as well as all properties APN's that start with "123".

{"name":"APN", "value":["123","910-021-669-000"]}

Boolean

Boolean criteria accept either integer 1 or 0. In the Pool example above, [1] means the property must have a pool. [0] would mean the property must not have a pool.

Multiple Range

Multiple Range criteria accept a series of arrays with min and max values. For instance, in the AvailableEquity example [[100000, null]] will return properties having Equity from $100,000 to infinity. Other Multiple Range examples:

  • [[100000, 100000]] Only properties with exactly $100,000 in equity.
  • [[null, 100000]] Only properties with up to $100,000 in equity.
  • [[null, 100000],[200000, 300000]] Properties with less than $100,000 or between $200,000 and $300,000.

Multiple Range Including Unknowns

Accepts the same syntax as Multiple Range, but when null is used as the left (minimum) end of the range, unknown values are included in the results. For example, the following criteria will include properties with square footage less than 1000, as well as properties for which we don't know the square footage.

{"name":"SqFt", "value":[[null, 1000]]}

Relative Date

Relative Date criteria accept over 20 preset date strings, such as "Next Quarter" or "Last 30 Days" as well specific dates and date ranges using a from: to: syntax. For example, the following would find properties sold at foreclosure auction in the last 7 days, as well as throughout first month of 2023 as well ones scheduled to sell on the first day of 2048 and finally any auctioned prior to 1/1/1999.

{"name":"ForeclosureSaleDate", "value":["Last 7 Days", "from: 1/1/2023 to: 1/31/2023", "1/1/2028", "from: to: 1/1/1999"]}

ℹ️ TIP - You can view the preset date strings for any criteria by clicking Click for enumerated values in any of the Relative Date fields in the Criteria Reference.

Relative Date Including Unknowns

Accepts the same values as Relative Date but when the from: section is left empty, includes properties for which we don't know the value for that field.

Single Value

Like Multiple Value but accepts only one value.

PropertyType

A special format combining both our list of simple property types known as PType along with our AdvancedPropertyTypes. See PropertyType in the Criteria Reference for more infomation.

Property

Property Type

{"name":"PropertyType", "value":[{"name":"PType","value":["CND"]},{"name":"AdvancedPropertyType","value":["167","199"]}]}

The standardized description of the properties use or purpose. These are based on land use codes that counties use to group properties of similar types together for tax assessment purposes. These typically represent the current use of the property and may be different than zoning which specifies the allowed use(s) of the property. The actual county land use codes vary between counties and are not user friendly, so we map those codes to this standardized list for your convenience.

Property type is a combination of two enumerations: PType for broad categories and AdvancedPropertyType for very specific property types. You can see how the categories relate by choosing Click for enumerated values, below. You can use one or the other or combine them both. For instance if you wanted condos but also time shares, your criteria would look like the sample above. Criteria Type: PropertyType

Property - Owner Occupancy Options

Same Mailing Address

{"name":"isSameMailing", "value":[1]}

Whether or not the mailing address for the property tax bill is the same as the property address.
This is commonly used as an indicator of whether or not the property is Owner Occupied, and in many areas is a good way to determine which properties are likely to be rentals. In some areas, however, there is no mail delivery to the property and therefore the owner's mailing address may be different even though they do occupy the property. Criteria Type: Boolean

Same County

{"name":"isSameCounty", "value":[1]}

Whether or not the owner's mailing address is in the same county as the property.
This can be very useful for finding rental owners who live too far away to take care of their property. These owners may be looking for property managers, to sell to another investor, or to list the property for sale with an agent. Criteria Type: Boolean

Same State

{"name":"isSameState", "value":[1]}

Same State allows you to search for properties where the owner's mailing address is, or is not, in the same state as the property. This can be very useful for finding rental owners who live too far away to take care of their property. These owners may be looking for property managers, to sell to another investor, or to list the property for sale with an agent. Criteria Type: Boolean

Value & Equity

Estimated Value

{"name":"AVM", "value":[[3,5]]}

The estimate of the property's value based on public records data. Referred to in the industry as an automated valuation model or AVM. Criteria Type: Multiple Range

Est. Value / SqFt

{"name":"ValuePerSF", "value":[[3,5]]}

The estimated value per square foot (estimated value divided by sq ft). Criteria Type: Multiple Range

Estimated Equity $

{"name":"AvailableEquity", "value":[[3,5]]}

Estimated dollar value of the equity in the property calculated as estimated property value minus the sum of all loans which are modeled to be open on the property. For example a property with a first mortgage of $50,000, a second mortgage of $30,000 and an estimated value of $100,000 would have $20,000 in estimated equity. Criteria Type: Multiple Range

Estimated Equity %

{"name":"EquityPercent", "value":[[3,5]]}

Estimated equity as a percent of the estimated property value taking into account all loans which are modeled to be open on the property. For example a property with an open $80,000 first mortgage and a property value of $100,000 would have 20% equity. It is not possible to have more than 100% equity since it is impossible to own more than all of something. It is however possible to have less than 0% equity, or negative equity, as it is possible to have loans for more than the property is worth. Note that when searching for negative equity of 10 to 15% you would enter -15 as the minimum equity percent and -10 and the maximum because -10% is more equity than -15%. Also note that equity is tied to combined loan to value (CLTV). Searching for a maximum of -10% equity would be the same as a minimum 110% combined loan to value. Criteria Type: Multiple Range

Combined Loan to Value

{"name":"CLTV", "value":[[3,5]]}

The combined loan amounts of all loans modeled to be open on the property as a percentage of the estimated property value. For example a property with a first mortgage of $50,000, a second mortgage of $30,000 and an estimated value of $100,000 would have a combined loan to value (CLTV) of 80%. Note that CLTV is tied to equity. Searching for a property with a minimum CLTV of 80% would be the same as searching for a maximum of 20 % estimated equity. Criteria Type: Multiple Range

Estimated Open Loans Balance

{"name":"TotalLoanBalance", "value":[[3,5]]}

The estimated combined amount of all open loans (noted as 1st, 2nd or 3rd) based on our computer model. Criteria Type: Multiple Range

HUD Fair Market Rent

{"name":"EstimatedRent", "value":[[3,5]]}

Estimated rental value is based on HUD Fair Market Rental data. Criteria Type: Multiple Range

Estimated Cap Rate

{"name":"CapRate", "value":[[3,5]]}

Estimated Cap Rate based on estimated value. Capitalization rate (or Cap Rate) is the ratio between the annual net operating income of the property, and its capital cost. This ratio shows the potential annual return on investment (ROI) of the property assuming no financing is used. Our estimated cap rate is calculated as ((monthly rent x 12) - annual property taxes - estimated insurance) / estimated value. Our estimate is a bit simplistic and would be more complete if we included other expenses, like vacancy allowances or utilities; and we included other capital costs, like improvements. Also see Estimated Cash Return for a cash-on-cash ROI analysis. Criteria Type: Multiple Range

Estimated Cash Return

{"name":"EstCashReturn", "value":[[3,5]]}

Estimated Cash Return based on estimated value. The cash-on-cash return is the ratio between the annual cash flow of the property, and the cash invested. Cash-on-cash return is used to calculate the potential annual cash return on investment of the property after financing. Our estimated cash return is calculated as ((monthly rent x 12) - annual property taxes - estimated insurance - (monthly payments x 12)) / estimated value - financing. For monthly payments and financing we assume standard fixed rate 30 year financing. Our estimate is a bit simplistic and would be more complete if we included other expenses, like vacancy allowances or utilities; and we included other capital costs, like improvements. Also see Estimated Cap Rate for a ROI analysis that excludes financing. Criteria Type: Multiple Range

Homeowner Tax Exemption

{"name":"OwnerExemption", "value":[1]}

Whether or not the owner of the property claimed the property as their primary residence in order to receive the homeowner's property tax exemption. In a resort area, which often have many second homes, lack of exemption more likely indicates second homes than rentals. Useful only in states or counties where homeowner exemption data is recorded. For other areas use the Owner Occupied search option. Criteria Type: Boolean

Lists

View and manage potential customers and properties, by sorting properties into organized groups, called lists

PropertyRadar supports 3 different kinds of lists, and each type can be monitored or unmonitored.

Dynamic lists

Dynamic lists are created from a Criteria object, and are updated automatically when monitored. If a Dynamic list is unmonitored, it is updated whenever you make a call to view the items in the list, such as Properties from Criteria (using InList), or View list items.

Static lists

Static Lists are created by adding properties to a list using Add items to list. They do not have search criteria. Properties on Static lists only change when you add or remove properties, or set up an automation to do so.

Import lists

With import lists, you provide raw unmatched data such as addresses or emails via Match and import to list, and we match that data with our records and create a list of matching records.

Create a list

post/v1/lists

Creates a new list from a Criteria object. Learn about the types of lists you can create.

Request
Request Body schema: application/json
